With quality, performance, and culture at the forefront of what we do, we are looking for an experienced Construction Project Manager to plan and supervise a wide range of construction projects from start to finish. The applicant will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner.

Applicants must be familiar and have in-depth experience with Concrete and Woodframe Residential and Commercial construction projects and well-versed in all associated construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.

- Responsible for project planning including establishing project objectives, policies, procedures, performance standards, risk analysis, quality control, project communication and flow of information for Concrete and Woodframe Residential and Commercial construction projects.

- Effectively communicate with external and internal partners and team members to design, value engineer, and negotiate construction contracts to meet timely delivery of the project.

- Review all drawings and specifications as well the Building Envelope and LEED and step code requirements for completion of the IFT and IFC drawings.

- Overseeing procurement of project supplies, equipment, furnishings and long lead time items.

- Responsible for tendering, analysis, negotiation, scope definition and contract design for all project procurement as well as preparing master documents for bidding, such as invitations to bid and instructions to bidders.

- Overseeing the planning and estimating process. Responsible for establishing lock down baseline budgets and schedules.

- Overseeing initial site planning (Access, Layout of Temporary Buildings/Services, crane access, Etc.) in conjunction with the site team, trades and the superintendent.

- Manage project resources, external sub-trades, and suppliers to accomplish business objectives.

- Manage financial aspects of contracts to protect the company’s interests and maintain good relationships with clients, consultants, trades and suppliers.

- Implementation of agreements with government authorities, municipalities and neighbors including assisting in the development of Civil Servicing Agreements, Reciprocal Easement Agreements, Statuary Right of Way Agreements and Permits.

- Overseeing the unit punch-out process, deficiency completion process and the complete handover of the project to the owners in conjunction with the sales and the deficiency teams.

- 3+ years of proven experience as a construction project manager in concrete and wood frame residential and commercial construction projects.

- Strong written and oral communications skills.

- Understanding of construction procedures and material and project management principles.

- Strong negotiating skills.

- Understanding of dispute resolution.

- Estimating and time management skills and ability to multi-task effectively and efficiently.

- Demonstrated competence within the areas of safety, personnel management, project execution, cost, and quality control.

- A strong aptitude for understanding online (virtual) construction management platforms such as Jonas Premier, Procore and Office Suites.
